    Health Insurance for Realtors

Almost every real estate agent is an independent contractor. No brokerage plan, income that swings with closings, and a subsidy system built for steady W-2 paychecks. Here is how agents actually get covered.

    The commission problem

Marketplace subsidies are based on your estimated income for the calendar year. For an agent, that estimate is a guess. Underestimate it and you can owe money back at tax time. Overestimate it and you overpay all year. Two or three strong closings can push you past the subsidy range entirely.

    Your options

    1. Marketplace plan. Guaranteed acceptance. Makes sense if your net income after expenses is moderate and you want subsidy help, or if you have a health condition that a private carrier would decline.
    2. Private PPO plan. Medically underwritten. Price is tied to your health, not your income, so a good year does not raise your premium. Enrollment is year-round. This is where most healthy, producing agents land.
    3. Association or group plans. Some boards and brokerages offer group-style options. Compare them honestly; the group label does not always mean a better deal.

    The self-employed deduction

If you file a Schedule C, your health insurance premiums are generally deductible as an adjustment to income, up to your net profit. That applies to private plans too. A private plan plus the deduction is often cheaper after tax than an unsubsidized marketplace plan. Confirm specifics with your CPA; I set up the coverage, they file the return.

Networks matter more than you think

Agents drive all over a metro area and sometimes across state lines. A national PPO network means you are not stuck with a narrow county-based HMO when you are showing property an hour from home.

    Staying covered between closings

Income is lumpy. Premiums are monthly. Set the premium up on autopay from an account you fund during good months, and do not let a plan lapse because a deal fell through. Reinstating after a lapse can mean re-applying.

    What I need from you

Your zip code, a rough estimate of this year's net income, any medications, and the doctors you want to keep. I will show you the marketplace price with any subsidy and a private PPO option next to it, and tell you which one I would pick.

    Frequently asked questions

Does my brokerage have to offer me health insurance?

No. As an independent contractor you are not an employee, so there is no employer mandate. Some brokerages make a group plan available, but you pay for it.

Can I write off my health insurance as a realtor?

Generally yes, as the self-employed health insurance deduction on your federal return, limited to your net profit from the business. Your CPA confirms the details.

What if I have a big year and lose my subsidy?

If you took advance subsidies and your actual income came in higher, part or all of it is repaid at tax time. Agents who expect a strong year often prefer a private plan precisely because income does not affect the premium.

Can I enroll in the middle of the year?

Private plans, yes, any month. Marketplace plans require open enrollment or a qualifying event such as losing other coverage, moving, or getting married.
